Specialty leasing software: common questions

What specialty leasing software does, how Levry handles multi-country shopping centre portfolios, and how it fits alongside systems you already run.

What is specialty leasing software?

Specialty leasing software manages short-term and temporary retail lettings in shopping centres: pop-up shops, kiosks, retail media units, promotional space and seasonal stores. It covers finding tenants for vacant space, agreeing terms, signing contracts, taking payment and reporting on what each unit earns. It differs from traditional lease management software, which is built for long-term anchor tenants rather than deals that may run for days or weeks.

How is Levry different from a lease management system or a CRM?

Lease management systems are built around long-term anchor tenancies: a small number of high-value leases, tracked over years. A CRM tracks conversations with prospects. Levry is built for the opposite shape of problem — a high volume of short-term deals, where a unit might be let for a week, and where the work is finding a tenant, agreeing terms, signing and collecting payment quickly enough that the deal is worth doing at all. It also faces outwards: brands browse and enquire on available space themselves through a live floor plan, rather than every enquiry arriving through a leasing manager. Levry can run alongside the systems already handling long-term leases rather than replacing them.

Is Levry suitable for enterprise shopping centre portfolios?

Yes. Levry is built for multi-centre operators rather than single sites, and currently runs 309 shopping centres across its client portfolios. Enterprise deployments support multi-level approval chains, so a regional manager and head office can both sign off before a deal goes live, and centre and space data stays in sync with the systems already managing the property.

Does Levry support portfolios across multiple countries?

Yes. Levry operates across Ireland, Spain, France and Italy today, handling country-specific VAT treatment, local payment methods including card, direct debit and bank transfer, and per-country invoicing so each market is billed and reported on separately.

How many shopping centres run on Levry?

309 shopping centres run on Levry across its client portfolios. That includes 125 centres on eLeaseLoop, the platform Levry built for Nhood and which Nhood owns and operates, and 175 centres on Fillit, the Irish marketplace built on Levry.

Which operators use Levry?

Nhood runs eLeaseLoop, a leasing platform Levry built for it end to end and continues to power, across its shopping centre portfolio in Spain, Italy, France and Poland. Nhood owns and operates the platform; Levry built and supplies the software behind it. Fillit, an Irish leasing marketplace, runs entirely on Levry under its own brand. Merlin's centres are listed on the Spanish marketplace, with Levry processing their bookings and connecting to Merlin's existing systems through its API.

Can we run Levry as our own branded marketplace?

Yes. Levry can carry a completely separate brand and storefront, with the same booking, proposal and payment flows running underneath a different name. Fillit is a working example: an Irish leasing marketplace with its own identity, running on Levry end to end. This suits commercialisation agents who want their own leasing marketplace without building the platform themselves.

Does Levry replace our existing CRM, or integrate with it?

Either. Levry can run the whole process, or expose bookings, spaces and deal data through its API so payments and contracts stay in the systems your finance and legal teams already use. Merlin is an example of the second: its centres are listed on the Spanish marketplace and Levry processes the bookings, while connecting to the systems Merlin already runs rather than replacing them.

How are contracts signed and payments collected?

Contracts are signed and tracked through DocuSign, and payments are collected through Stripe, including card, direct debit and bank transfer. Both are built into the deal flow, so a booking can go from proposal to signed contract to collected payment without a separate process running alongside it.

What is 3D map search?

A live, interactive floor plan of a centre that tenants browse themselves. Brands filter available space by location, footfall and budget, or describe what they need and let Levry match them to suitable units, then enquire directly. It can be embedded on an operator's own website so vacant units are discoverable without a leasing team fielding every initial enquiry.

How does Levry pricing work?

A flat platform fee for a dedicated site, a per-centre fee that scales with portfolio size, and optional add-ons for specialist capabilities such as 3D map search. Pricing for a specific portfolio is quoted directly rather than published.
